Before a tenant can be evicted, most landlords have to get a possession order from the court. For Section 8, there is often a court hearing to help the judge decide whether or not the tenant should be evicted. However, for Section 21 Notice, it is accelerated possession which is not fault based.  It therefore does not require the tenant to be in breach of any of the terms of a tenancy for a landlord to issue a Section 21 Notice.  It is known as accelerated possession because the procedure is designed not to require a court hearing and therefore in theory it should be quicker.

Once you get the possession order from the Court, the tenant will get two to three weeks of time to vacate your property.  There are certain tenants who do not leave despite of the court order. We will then apply to the Court for a Warrant to instruct the bailiffs to go to the property and evict your tenants.
